Project Overview
Sentry served as General Contractor and Project Manager for a new multi-tenant retail shell on 11th St. SE in Watertown. The building delivers a clean, durable envelope and full-height storefronts that set up future tenants for efficient fit-outs. Our team coordinated schedule, quality, safety, and trade partners from foundations through roof, with preplanning for a potential drive-thru bay and white-box readiness.
Scope highlights
- Foundations and slab on grade with under-slab vapor barrier and rigid insulation.
- Wood-truss roof structure with fully adhered EPDM roofing, roof drains, and overflow drains.
- High-performance exterior envelope: EIFS with rigid insulation, stone veneer accents, and exterior tile zones.
- Full aluminum storefront system along the primary elevation with integrated metal fascia panels and louvered canopies.
- House mechanical and electrical rooms, metering, and site-side provisions for tenant RTUs and services.
- Provisions for future drive-thru window and canopy blocking in one tenant bay.
- Code-compliant egress, ADA thresholds, and white-box readiness for tenant underground plumbing and demising.
